Frequently Asked Questions About Commercial Roof Top Units

What are the advantages of roof top units compared to split systems for commercial buildings?

Roof top units (RTUs) offer several key advantages over split systems for commercial applications. They consolidate all HVAC components (heating, cooling, ventilation) into a single package, freeing up valuable interior space. Installation is typically less intrusive since most work occurs on the roof rather than inside your business. RTUs provide better serviceability with all components accessible in one location. They also offer superior fresh air capabilities with economizer functions that can significantly reduce cooling costs by using outside air when conditions permit.

How long do commercial roof top units typically last in Calgary’s climate?

In Calgary’s challenging climate, properly maintained commercial roof top units typically last 15-20 years. However, several factors affect longevity, including initial installation quality, equipment size appropriateness, usage patterns, and most critically, maintenance frequency. Units that receive regular professional maintenance can often exceed the 20-year mark, while neglected systems may fail prematurely within 10 years. Calgary’s severe temperature swings and potential for hail damage make professional maintenance particularly important for maximizing RTU lifespan.

What size roof top unit does my commercial building need?

Proper sizing depends on multiple factors including your building’s square footage, insulation levels, window characteristics, ceiling height, occupancy patterns, and specific business activities. As a general guideline, commercial spaces typically require 1 ton of HVAC capacity per 400-500 square feet, but this varies significantly based on usage. Restaurants, for example, often need additional capacity due to kitchen heat and higher occupancy. Our engineers perform detailed load calculations to ensure your roof top unit is precisely sized for your specific building and business needs.

What maintenance do roof top units require and how often?

Commercial roof top units require comprehensive maintenance at least quarterly in Calgary’s climate. This includes: condenser and evaporator coil cleaning; filter replacement; belt inspection and adjustment; refrigerant level checks; electrical connection tightening; control system verification; heating component inspection; drain pan and line cleaning; and economizer function testing. Units serving restaurants or dusty environments typically require more frequent service. Regular maintenance prevents expensive emergency repairs, extends equipment life, maintains energy efficiency, and ensures consistent comfort.

What are economizers on roof top units and how do they save energy?

Economizers are specialized damper systems on roof top units that allow the introduction of outside air for “free cooling” when outdoor conditions are favorable. In Calgary’s climate, economizers can significantly reduce cooling costs by using cool outside air instead of mechanical cooling during spring, fall, and even summer mornings and evenings. When sensors detect suitable outdoor conditions (typically below 65°F/18°C with appropriate humidity), the economizer opens to draw in outside air, reducing or eliminating compressor operation. A properly functioning economizer can reduce cooling energy consumption by 15-30% annually.

Can my existing roof support a new roof top unit?

This depends on your building’s structural design and the weight of the proposed equipment. Most commercial buildings in Calgary are designed with roof load calculations that account for HVAC equipment, but upgrades to larger units may require structural evaluation. When replacing existing units, we assess current structural supports and determine if modifications are necessary. For new installations, we often coordinate with structural engineers to verify roof capacity or design appropriate reinforcement. Our installation process includes proper load distribution through curbs and supports to ensure your roof’s integrity is maintained.

What are the signs that my commercial roof top unit needs replacement?

Key indicators that your RTU may need replacement include: age exceeding 15-20 years; increasingly frequent repairs; significant decline in energy efficiency (rising utility bills); inability to maintain consistent temperatures; refrigerant leaks, particularly with R-22 systems which are being phased out; excessive noise or vibration; visible rust or deterioration of the cabinet or heat exchangers; and repair costs exceeding 50% of replacement value. We provide honest assessments to help you determine whether repair or replacement offers the better long-term value for your business.

What energy-efficient features should I look for in a new commercial roof top unit?

For maximum efficiency in Calgary’s climate, look for these key features: high SEER/EER ratings (minimum 14 SEER/11.5 EER); ENERGY STAR certification; variable-speed or multi-stage compressors that adjust output based on demand; ECM (Electronically Commutated Motor) fans that use less electricity; smart controls with advanced scheduling capabilities; economizer functions optimized for our climate; demand-controlled ventilation that adjusts fresh air based on occupancy; and high-efficiency gas heat with modulating or multi-stage burners. These features typically add to initial costs but deliver significant operational savings and improved comfort throughout the system’s life.
